“Delivery” refers to the method of assigning responsibility to an organization or an individual for design and construction services. Each of the methods listed below differ in how an owner constructs its project team. As Quasius Construction works with clients, provide additional services through Construction Management, Design-Build, and Design-Bid-Build methods.

In this approach the owner contracts with a single entity, the Design-Builder, for design and construction. Like the construction management approach, this method assembles the full project team early in the process and allows for preconstruction services and project fast tracking as the project develops. Unlike the construction management approach, this method provides owners with single-source responsibility for design and construction.
This delivery method utilizes an architectural firm to produce the design. However, under this method the contractor is extensively involved in preconstruction services, providing services such as constructability reviews, budgeting and scheduling. Under this delivery method the architect and contractor have separate contracts with the owner, which allows for project fast tracking where building often commences before the final design is complete.
Often called the “Traditional” approach, this delivery method typically utilizes an architectural firm to produce the design. Competitive bids are retained from qualified contractors, and based on the bids, contractors are chosen for project commencement. Under this delivery method the architect and contractor have separate contracts with the owner and the contractor is not involved prior to bidding. This method involves three distinct phases: design, bidding, and building.
