Delivery Methods

“Delivery” refers to the method of assigning responsibility to an organization or an individual for design and construction services. Quasius Construction works with clients to provide additional services through Construction Management, Design-Build, and Design-Bid-Build methods at a tremendous value as they relate to constructability and project schedule.

Design-Build

For the Design-Build approach the owner contracts with a single entity, the Design-Builder, for design and construction. This method assembles the full project team early in the process and allows for preconstruction services and project fast-tracking as the project develops. This method provides owners with single-source responsibility for design and construction.

Construction Management

This method utilizes an architectural firm to produce the design. Under this method the contractor is extensively involved in preconstruction services, providing constructability reviews, budgeting, and scheduling. The architect and contractor have separate contracts with the owner, which allows for project fast-tracking where building often commences before the final design is complete.

Design-Bid-Build

Referred to as the “traditional” approach, the Design-Bid-Build method utilizes an architectural firm to produce the design. Competitive bids are retained from qualified contractors. Based on the bids, contractors are chosen for project commencement. Under this method, the architect and contractor have separate contracts with the owner and the contractor is not involved prior to bidding. This method involves three distinct phases: design, bidding, and building.
